Terms and Conditions for the Tenant
The ingoing Tenant will be required to pay the first month’s rent in advance and a further five weeks’ rent to be held as a deposit against damages etc. This deposit is refundable at the end of the tenancy once the Inventory and Schedule of Condition have been checked and the Agents are satisfied that the property is in good order. Any expenses incurred by the Landlord’s Agents for cleaning and/or repairing the property will be deducted from this deposit after consultation with the outgoing tenant. The first month’s rent and rental deposit must be cleared into Paul Jeffreys Clients Account before the tenant can take up occupation.
If you wish to see a copy of the Energy Performance Certificate (EPC) this is available in our office.
NOTE: With regard to the deposit we are members of a government approved Tenancy Deposit Scheme and have Client Money Protection. We are also members of The Property Ombudsman the property redress scheme.
To conform with the ‘Right to Rent’ legislation, identification will be required for any person over the age of 18. Normally this will be a passport, however, other forms of ID may be required.

Preparation of Tenancy Agreement: | £132.00 inclusive of VAT |

Tenancy Agreement renewal: | £90.00 inclusive of VAT |
Court attendance fee (per visit): | £300.00 inclusive of VAT |
Weekly visits (if required) to vacant property: | £24.00 inclusive of VAT per visit. This is often required by your house Insurers when the property is vacant. |
Inventory Checkout Fee: | £90.00 inclusive of VAT |
Tenancy Referencing (per person): | £42.00 inclusive of VAT |
Pet undertaking – (if required): | £60.00 inclusive of VAT |
Deed Of Guarantee (if required): | £60.00 inclusive of VAT |
