Our charges to the Tenants

Referencing (per tenant): £54.00 inclusive of VAT per tenant, non-refundable
Guarantor referencing: £54.00 inclusive of VAT per tenant, non-refundable
Preparation of Deed of Guarantee: £60.00 inclusive of VAT per tenant
Half the cost of preparation of Tenancy Agreement: £102.00 inclusive of VAT, per property
Half the cost of preparation of Inventory and Schedule of Condition: £120.00 inclusive of VAT, per property
Pet undertaking: £30.00 inclusive of VAT, per property
Inventory Check-out Fee: £60.00 inclusive of VAT, per property
To add a tenant during existing tenancy: £102.00 inclusive of VAT, per property
Plus referencing fee: £54.00 inclusive of VAT per tenant, non-refundable
A holding deposit of one month’s rent is payable if, after satisfactory referencing, the tenancy does not commence within two weeks.  This will be the first month’s rent providing the tenant moves in.  The month’s rent will be forfeited if the tenant withdraws. The ingoing Tenant will be required to pay the first month’s rent in advance and a further one and a half month’s rent, to be held as a deposit against damages etc., this deposit is refundable at the end of the tenancy once the Inventory and Schedule of Condition have been checked and the Agents are satisfied that the property is in good order.  Any expenses incurred by the Landlord’s Agents for cleaning and/or repairing the property will be deducted from this deposit.  The first month’s rent and rental deposit, together with all other charges, must be cleared into Paul Jeffreys Clients Account before the tenant can take up occupation. OUR BANK LEVIES A CHARGE FOR ACCEPTING CASH.  WE, THEREFORE, HAVE TO MAKE A CHARGE OF £25.00, INCLUDING VAT. If you wish to see a copy of the Energy Performance Certificate (EPC) this is available in our office. NOTE:  With regard to the deposit we are members of a government approved Tenancy Deposit Scheme and have Client Money Protection. We are also members of the Property Ombudsman redress scheme.



Our charges to the Landlord

Full Management Services: 10% of the gross monthly rent plus VAT (Equal to 12% including VAT)
Half the cost of preparation of Tenancy Agreement:   £102.00 inclusive of VAT
Half the cost of preparation of Inventory and Schedule of Condition: £120.00 inclusive of VAT
Tenancy Agreement renewal:   £78.00 inclusive of VAT
Court attendance fee (per visit): £180.00 inclusive of VAT
Weekly visits (if required) to vacant property: £12.00 inclusive of VAT per visit.  
This is often required by your house Insurers when the property is vacant.
Alternatively, we offer a ‘Find a Tenant Service’ for this we market the property, find a suitable tenant/s and reference them.  For this we make a ‘one off’ charge of half a month’s rent, plus VAT.  (eg. rent £750pcm = £450 inc. VAT) Paul Jeffreys Independent Estate Agents may also earn commission from arranging Insurance on behalf of the Landlord/Tenant(s).  However, Insurance Premium Tax is Tax deductible from the Landlords expenses.
