If you are a first time or experienced landlord we will be happy to manage your investment on your behalf. We manage around 100 properties and can offer you ‘Full Management’ or a ‘Tenant Find’ service. Most landlords opt for the ‘Full Management’ package as it gives them peace of mind that their property is being looked after seven days a week by professionals.
We market your property and find you a suitable tenant, reference them and providing the referencing is satisfactory we then prepare the Tenancy Agreement, Inventory and Schedule of Condition. On the day the tenants move in, we read the meters and advise the utility companies who then transfer their services in to the tenant’s name.
We carry out quarterly inspections to ensure that your investment is being looked after. We arrange all the necessary safety inspections that are required each year, so that you have peace of mind that you are complying with the ever changing current legislation.
Paul and Jeff regularly attend Association of Residential Letting Agents (ARLA) seminars which keep them up to date with all the red tape that landlords are required to adhere to you. We are Licensed Members of ARLA, have Client Money Protection and are members of The Property Ombudsman. (Click here to see our list of charges.)
Once you have viewed a property that you wish to rent we will give you referencing forms which you will need to complete and return to us within 24 hours, together with the referencing fee (£54.00 including VAT per tenant). Once we have received this that will secure the property for you, subject to the references proving satisfactory. Referencing usually takes up to five working days.
You will then receive a call from us to agree a moving in date. Prior to moving in you will be required to pay the first month’s rent, one and a half month’s rent as deposit and our charges. (Click above to see our scale of charges.)
